Dunbeg is a fast-growing village just north of Oban, close enough to commute in to town in under ten minutes by car, but with its own school, its own community feel, and a string of newer housing developments that have made it a popular choice for families. It sits between the road to Connel and Dunstaffnage Bay, with the Scottish Association for Marine Science (SAMS) campus at one end and the ruins of Dunstaffnage Castle on the headland just beyond.

Dunbeg is the quintessential Oban suburb: tidy, friendly, and a little newer-feeling than the town centre. Recent housebuilding (the Dunbeg Corridor development and surrounding estates) has added hundreds of new homes since the mid-2010s, drawing families who want modern energy-efficient houses without giving up access to Oban's amenities. There's a primary school, a community centre, a Co-op for daily essentials, and easy access to the A85 north. The walking and cycling along Dunstaffnage Bay is some of the best on this stretch of coast.

The Dunbeg market is dominated by modern detached and semi-detached homes (typically 3 or 4 bedrooms) built since 2010 to recent insulation and energy standards. There's also a stock of older semis and bungalows around the original village core. Two main reasons: schools and value. Dunbeg Primary has a strong reputation and is within walking distance of most of the village's housing. The trade-off is that you're a short drive (or a 10-minute bus) from the high street rather than walking distance to it.
